Our Process.

Step 1 - Design Exploration
  • Discuss the features, advantages and benefits of the Orlara Homes designs
  • Complete a display home walkthrough with your New Home Consultant
  • Modify an Orlara Homes floorplan to suit your requirements
  • Site your new home on a selected lot
Step 2 – Discovery & Selections
  • Review the Orlara Homes inclusions
  • Choose your free dream living pack
  • Complete a Preliminary Contract Tender
Step 3 – Confirmation & Agreement
  • Sign Preliminary Works Agreement
  • Pay $2,000 initial deposit (fully refundable)
  • Confirm any structural design changes ($1,500 redesign fee if applicable)
Step 4 – Introduction to your Administrator
  • Receive phone call and email from your Senior Administrator
  • Book your colour selection consultation
  • Book your projected site start date (subject to permits)
Step 5 - Colour Selections
  • Experience a fun and interactive consultation with our colour consultant to select all your colours and finishes.
  • Finalise internal selections
Step 6 - Junction
  • Confirm any changes to the tender price and your final plans
  • Final plans are ordered
  • Book contract signing appointment
Step 7 – New Home Building Contract
  • Go through the final building contract step by step with your Senior Administrator
  • Receive your insurance certificate
  • Pay 5% balance of deposit (less any monies already paid)
Step 8 – Approvals and Permits
  • Construction drawings and engineering drawings are sent out for to the relevant authorities to obtain the required permits and approvals.
Step 9 - Let's get Building!
  • Once the building permit is received, Orlara Homes will commence construction on your site
  • Progress payments:
    • 5% Deposit (paid as per step 7)
    • 10% Base Stage
    • 15% Frame Stage
    • 35% Lock Up Stage
    • 25% Fixing Stage
    • 10% Completion & Handover
